Hunter well

Definition and role:

Going through ads, organizing visits, following up with sellers and real estate agents... For a buyer, a real estate search can be very time-consuming and often difficult to reconcile with a professional activity.

In certain tight markets such as Greater Paris or the main French cities, finding an apartment or a house often seems like a real obstacle course, as competition between buyers is fierce and the number of properties put up for sale is insufficient.

It is to help and support buyers in their purchase project that the figure of property hunters appears. Generally grouped within small expert structures in a city or a local market, these professionals are to the buyer what the real estate agent is to the seller, as summarized by Stéphane Buthaud, co-founder of Je Rêve d'une Maison: “if the real estate agent offers his services to sellers of properties, the property hunter mobilizes his entire network and his time in order to help the buyer find the apartment or house of his dreams”.

Using property hunters presents a series of advantages for buyers by allowing them to:

to find an apartment or a house in just a few weeks compared to several months if they are not accompanied;

to access “off-market” properties whose offers have not yet been published on real estate sales platforms;

to obtain assistance in negotiating the purchase price;

to benefit from expert advice throughout the research;

to benefit from relatively moderate rates and only payable if a purchase is concluded before the end of the mandate.
